Welcome. If you’re a Palos Hills homeowner, business owner, or driver — anywhere from the Roberts Road corridor to the Stagg High School attendance zone, near Moraine Valley Community College, or out toward 111th Street — this page covers what insurance looks like locally and how Hicks works.

A note up front: Palos Hills and Palos Park are separate municipalities. Different chambers (Palos Hills uses The Hills Chamber; Palos Park uses the Palos Area Chamber). Different population scale (Palos Hills ~18,530 vs Palos Park ~5,000). Different demographic and pricing. Carriers rate by village, not by ZIP, so the policies that make sense in one don’t always carry over to the other. We’re explicit about this because it affects your premium.

Quick Answers (FAQ-Led)

  1. Why does my Palos Hills address rate differently than my friend’s Palos Park address? Different villages = different rating territories on most carriers. Palos Hills’s larger size, demographic profile, and distinct chamber affiliation produce a different rate than Palos Park even on the same coverage. We pull both villages’ rating data when we quote.
  2. Do I need flood insurance in Palos Hills? Less commonly required than in Will County’s river-corridor towns, but worth pricing — about 1 in 4 FEMA flood claims comes from outside high-risk zones. Properties near Cook County Forest Preserve waterways have more exposure.
  3. What’s the IL minimum for auto, and is it enough? IL state minimum is 25/50/20 — too low for any Palos Hills driver. Recommended floor: 100/300/100 with matching uninsured/underinsured motorist (UM/UIM).
  4. Can Hicks really shop my policy across 14+ carriers? Yes. That’s what “independent agency” means. Captive carriers (State Farm, Allstate, Farmers) only sell their own products. We can move you between carriers at every renewal.
  5. How fast can I get a quote? Personal lines: 24–48 hours. Commercial: 3 days to 2–3 weeks depending on complexity.

Palos Hills Homeowners — 5 Things to Know

Sidebar callout — Forest Preserve adjacency: Properties bordering Cook County Forest Preserve land have unique tree-fall and wildlife claim exposure. We add the relevant endorsements for properties along the preserve perimeter.

  1. Most Palos Hills housing stock is 1960s–1990s suburban — the post-1958-incorporation building wave. Replacement-cost calculations on this stock are usually clean, but verify your dwelling limit reflects current 2026 rebuilding costs (post-2020 lumber/labor inflation has shifted these).
  2. Wind/hail riders matter. Cook County southwest sits in IL’s tornado-active zone (1967 Oak Lawn F4 still defines underwriting here). Many carriers default to a 2% dwelling deductible — on a $300K Palos Hills home that’s $6,000 out of pocket before coverage starts. We push for $2,500–$5,000 flat where carriers allow.
  3. Forest Preserve perimeter properties need tree-fall and wildlife-related riders that aren’t always default-included.
  4. Schedule jewelry, art, firearms, collectibles above standard HO-3 sub-limits ($1,500 jewelry, $2,500 firearms typical defaults). Anything above needs to be itemized.
  5. Sewer backup endorsement is cheap insurance — Palos Hills’s older infrastructure plus heavy summer rainfall makes sump-pump failure and sewer backup recurring claim categories.

Palos Hills Auto — 5 Things to Know

Sidebar callout — Stagg HS commute reminder: Households on opposite sides of District 230 boundary lines may have different rating territories. Confirm your address before signing a policy.

  1. IL state minimum is 25/50/20 — too low. Recommended Palos Hills floor: 100/300/100 with matching UM/UIM.
  2. Cook County rating density — auto premiums here reflect Cook’s higher-traffic patterns vs Will/DuPage Counties. We can’t change that, but we can make sure you’re priced fairly within Cook.
  3. Roberts Road, 95th Street, 103rd Street, 111th Street carry significant commuter and student traffic (Moraine Valley Community College plus Stagg HS). Comprehensive auto at $250–$500 deductible covers the routine fender-benders these corridors generate.
  4. About 12% of IL drivers are uninsured. UM/UIM at matching liability limits protects you when the at-fault driver doesn’t carry coverage.
  5. Bundle savings are real for Palos Hills households. Combining auto + home (and adding umbrella) typically saves 15–25% across the policies — see bundle policy.

Palos Hills Business — 5 Things to Know

Sidebar callout — Moraine Valley Community College ecosystem: If you’re a vendor, contractor, or professional service provider working with Moraine Valley, you may need expanded GL limits and possibly specialty endorsements depending on your work scope. We’ve handled this category before.

  1. Standard small-business stack: general liability + commercial property + business interruption + workers’ compensation + commercial auto if applicable.
  2. Workers’ comp required from first employee in IL — including part-time. See workers’ compensation.
  3. Cyber liability for any business handling customer data. Typical small-business cyber claim: $50K–$250K. See cyber insurance.
  4. Contractors and trades — common in this corridor. Stack: GL + commercial auto + workers’ comp + (sometimes) performance bonds. See contractors insurance and performance bonds.
  5. Restaurants and food service — add liquor liability, food spoilage, employment practices riders. See restaurants & bars.

Palos Hills Liability & Umbrella — 5 Things to Know

  1. HO-3 personal liability typically caps at $300K — starting point.
  2. A $1M umbrella for Palos Hills households usually costs $200–$400/year. Layers above home + auto liability.
  3. For households over $250K in assets, umbrella is the highest-leverage insurance you can buy.
  4. Two scenarios that actually trigger umbrella claims in this corridor: dog-bite incidents (suburban density) and teen drivers in multi-vehicle Cook County collisions.
  5. Commercial umbrella is a separate line — recommended for businesses doing $1M+ in revenue, especially those working with Moraine Valley Community College or other institutional clients.

  • The adjuster may come out to inspect your vehicle or property to evaluate the cost of damages.
  • You will work with your adjuster will get an estimate for the damages.
  • A check will be cut for that estimate.

Your business insurance needs are as unique as your business itself. While all businesses need certain types of coverage—general liability, business property, and workers’ compensation, for example—your other needs hinge on your type of business. If, for example, you use vehicles in your line of work, you need business auto insurance. Similarly, businesses that manufacture a product should consider product liability insurance. Talk to your agent to determine your exact needs.
